Nestulator ("we," "us") operates nestulator.com (the "Site"). This policy explains what information we collect and how we use it. Using the Site means you agree to this policy.
Information we collect
The affordability calculator runs in your browser. The figures you enter — income, savings, target metro, and assumptions — are processed on your device to generate results and are not sent to us unless you choose to submit them through a form.
- Information you provide. If you submit the results/lead form, we collect the name and email you enter, your affordability snapshot (metro, target price, monthly cost, income), and whether you asked to be connected with a lender or agent.
- Automatic information. Like most websites, our hosting and analytics providers may collect standard technical data such as IP address, browser type, pages viewed, and referring URLs.
- Cookies & tracking. We use essential cookies to run the site and remember your consent choice, and — only with your consent — analytics and affiliate-partner cookies. See "Cookies and affiliate tracking" below.
How we use information
- To deliver the results you requested and improve the Site.
- If you opt in, to connect you with a vetted lender, agent, or other partner who can help with your next steps.
- To respond to your inquiries and, where permitted, send you relevant follow-ups. You can opt out at any time.
Sharing with partners
We only share your contact details with a lender, agent, or partner when you affirmatively opt in on our form. Those partners are independent businesses with their own privacy practices; we encourage you to review them. We do not sell your personal information.
Cookies and affiliate tracking
Nestulator shows a cookie banner on your first visit. Essential cookies (needed to run the site and remember your consent choice) are always on. Only if you click Accept do we enable:
- Analytics cookies — help us understand which pages and metros are used so we can improve the site.
- Affiliate / partner cookies — set by our advertising partners, including Commission Junction (CJ Affiliate, an Epsilon/Conversant company), which powers referrals to lenders such as LendingTree. These let a partner credit us a referral fee if you connect with them, and may involve a transfer of data as described in the partner's own privacy notice (see CJ's privacy notice).
You can change your choice anytime via Cookie preferences, or block cookies in your browser settings. Declining disables analytics and affiliate cookies — the calculator still works fully.
Service providers
We use third-party services for hosting, form processing, email, and analytics. These providers process data on our behalf and are limited to that purpose.
Your choices
You may request access to, correction of, or deletion of the personal information you submitted, and you may unsubscribe from communications, by contacting us at the address below. Depending on where you live, you may have additional rights under laws such as the CCPA or GDPR.
Children
The Site is not directed to children under 16, and we do not knowingly collect their information.
Changes
We may update this policy; the "last updated" date reflects the latest version.
