Nestulator is an educational planning tool. All outputs — price ranges, monthly payments, affordability zones, and buy-vs-rent comparisons — are estimates based on the numbers you enter and third-party data, and depend on assumptions that may not match your situation. Nothing on the Site is financial, tax, legal, real-estate, or lending advice, and it is not a loan pre-qualification, approval, or offer. Consult a licensed lender, agent, or financial professional before making decisions.
Data accuracy
We compile home prices, tax rates, insurance costs, rents, and mortgage rates from public sources believed reliable, but we do not guarantee they are current, complete, or accurate. Market conditions and rates change frequently.
